Driveway with repaired cracks and the first section already recoloured (Marbella)

Driveway: recolour or replace?

Comparisons ·

Recolour the driveway if the base is sound and the problem is how it looks; replace it if the base has failed, the levels are wrong or you want a completely different surface. The choice is less about taste than about what is happening underneath.

What is the real difference between the two?

Recolouring works on the top layer of the driveway you already have: cleaning, repairs, cutting in and two coats of synthetic resin paint. Replacement removes the existing driveway and builds a new one, usually with excavation, a new base and a new surface.

Put simply, recolouring is a renovation of the skin of the driveway, while replacement is a new driveway. The first keeps the investment already buried in the base, kerbs and drainage; the second starts again from the ground up.

Both are legitimate. The mistake is choosing one when the driveway needs the other: recolouring a driveway that is sinking, or breaking out one that only needed cleaning, repairs and colour.

When is recolouring the right choice?

Recolouring is right when the driveway is solid and its problems are cosmetic or surface-level: fading, chalkiness, oil and tyre marks, fine cracks, small holes and chipped edges. That describes most tired driveways on established villas.

On stamped concrete, recolouring is especially rewarding, because the pattern reappears under the new colour. On the Marbella villa we restored, a faded stone-pattern driveway became a dark, glossy, even surface without a single slab being lifted. Our driveway restoration service explains what is included.

When is replacement the only honest answer?

Replacement is the honest answer when the base has failed or you want something a coating cannot give. Paint cannot lift a sunken slab or change a gradient.

  • Large areas that have sunk, rock or are broken into pieces
  • Wide cracks that keep growing because the ground is moving
  • Water that always ponds because the falls are wrong
  • Roots that will keep lifting the slab
  • A wish to change the material, the pattern or the layout

In those cases, deal with the cause, usually with a builder or a structural specialist. We do not lay new driveways or assess structures, and we say so when photos show these signs.

What about waste and disruption?

Recolouring generates no demolition waste: what leaves the site is wash water, managed so it does not go into the drains, and empty containers. Replacement produces construction and demolition waste, which in Spain is regulated by Real Decreto 105/2008 and has to be managed accordingly.

Disruption follows the same pattern. Recolouring means a period without parking that follows the curing time on the data sheet. Replacement means machinery, noise, dust, skips and a longer closure, which matters a lot in an urbanisation or next to a holiday let.

Is there a middle way?

Sometimes. If one section of a driveway has failed and the rest is sound, that section can be rebuilt by a builder and the whole driveway recoloured afterwards for an even look. The same applies to a carport where one corner has sunk.

Getting the order right matters: structural repairs first, recolouring afterwards, once the new section is ready to receive a coating according to the builder's and the paint's requirements.

How do you make the call?

Look at the base, not the colour. A faded, stained driveway that is flat, firm and drains well is a recolouring candidate, however bad it looks. A freshly coloured but sinking driveway would still need replacing.

Our post on whether recolouring is worth it looks at the decision from the value side, and our driveway restoration guide covers the full process. If your driveway leads down to a garage, see garage ramp restoration too.

Frequently asked questions

Can recolouring fix a driveway that holds water?

No. Ponding happens because the surface has sunk or was built with the wrong falls. Recolouring does not change the shape of the driveway, so water will keep collecting in the same place. The levels must be corrected by a builder first; the surface can be recoloured afterwards if it is sound.

Is replacing a driveway always more expensive?

In most cases replacement costs considerably more, because it includes demolition, waste management, a new base and a new surface. However, if the existing driveway has failed structurally, recolouring would be money spent on a surface that will not last, so the cheaper option is not always the better one.

Can I change from stamped concrete to block paving by recolouring?

No. Recolouring changes the colour but not the material or the pattern. A stone-pattern stamped concrete driveway stays stone-pattern stamped concrete. If you want a different material, that means replacement or a new overlay, which is outside our work.

How do I know if my driveway base has failed?

Signs include slabs that rock or have dropped, wide or stepped cracks that are growing, areas that sound hollow, and water collecting in new places. If you see these, ask a builder or structural specialist to look. Fine cracks and fading alone do not mean the base has failed.

Can part of the driveway be replaced and the rest recoloured?

Yes, this is often a sensible middle way. The failed section is rebuilt by a builder, and once it is ready to be coated, the whole driveway is recoloured so the new and old parts look the same. Timing between the two contractors needs coordinating.

Does recolouring hide the difference between old and new concrete?

Largely, yes. A new section of concrete next to an old one looks very different when bare. Two coats of the same colour over both make the driveway read as one surface, although small differences in texture may still be visible up close.

Which option is better before selling?

If the driveway is sound, recolouring gives a big visual improvement with little disruption, which suits a sale timetable. If it has structural problems, a buyer's surveyor may notice them regardless of colour, and fixing the cause is the better approach.

Do I need a permit to replace a driveway?

Replacement is a larger work than recolouring and the permit requirements may differ. Even for recolouring, the procedure depends on the municipality. Check with your ayuntamiento before any work. In Málaga city, coating or repairing slabs is a minor work under a declaración responsable.

What happens to the waste when a driveway is replaced?

Demolition produces construction and demolition waste, which Real Decreto 105/2008 regulates, and the contractor must manage it accordingly. Recolouring avoids this entirely, because nothing is broken out. That is one of the practical advantages of keeping a sound base.

Can you recolour a driveway that was recently replaced?

It depends on the new surface and the requirements of the coating, including how long new concrete must be left before coating, which is set by the product data sheet. Ask the builder and check the data sheet before planning a recolour on new concrete.
