Paint carport floors and parking bays without lifting the concrete
We paint the floor of carports and private parking bays: the concrete, stamped concrete or paving under a pergola, canopy or open sky is cleaned, repaired, cut in around every post and recoloured in two coats of synthetic resin paint.
Send us a photo and the m²What is a carport restoration?
A carport restoration renews the floor where the car stands under a pergola, canopy or roof, without replacing the slab. The surface is pressure cleaned, the cracks and chips are repaired, the perimeter is cut in by hand and the whole bay receives two coats of colour.
Carport floors age in a particular way. The part under the roof stays shaded while the entrance takes full sun, so the colour fades unevenly. Leaves, pollen and drips from the structure above settle on the floor, and oil collects exactly where the engine sits.

How are the posts and edges of a carport handled?
Every post, wall and planter is cut in by brush before the open floor is rolled. On a carport this matters more than anywhere else, because a pergola can have many posts and the eye goes straight to a messy line at their base.

Where needed, edges are masked with tape to keep the paint off walls, gates and the bottom of the posts. The result is a sharp line where the floor meets the structure, which is what makes a carport look finished rather than just painted.

Should I reseal my carport or paint it?
Reseal it if the colour is still good; paint it if the colour has gone. A clear sealer protects but keeps the faded look, while a pigmented synthetic resin paint renews the colour and protects the surface in one system.
Most carports we are asked about have already lost their colour, especially at the sunny entrance. In that case a clear coat alone would lock in the patchiness. Our post on whether restoring a carport or driveway is worth it looks at when it pays off and when it does not.
What did the carport restoration in Marbella look like?
At a villa in Marbella, the parking bay sat under a pergola with a reed roof, on grey stamped concrete that had faded. It was pressure washed, the cracks were filled, the edges along the posts and wall were cut in by brush, then the first strips of colour went down before the full coats.

The carport now matches the restored driveway leading up to it, in a dark and glossy tone. The whole sequence is on our completed work page.
Can you restore a parking bay in a residential complex?
Yes, private parking bays in urbanisations and residential complexes can be restored, either individually or as part of a larger area. If the bay belongs to you alone and is outdoors, we can treat it like a small driveway.
If the bay sits inside a shared garage or the work affects common elements, the community of owners usually needs to be involved. Our communal garage service explains how that works, and a shared slope is covered under garage ramps.
What carport colour ideas work best?
Colours that work best on a carport are the ones that hide oil drips and leaf stains and connect the carport to the driveway. Darker greys and slate tones are practical; warmer earth tones can pick up terracotta roofs or stone walls.
If the pergola is timber or the roof is reed or cane, the floor colour should sit comfortably beside those natural materials. We look at the whole picture on your photos, not just the floor.
When is a carport floor not worth painting?
A carport floor is not worth painting when the slab has sunk, cracked through or lifted around roots, or when water lies on it because the falls have failed. Paint renews the surface; it cannot correct levels or stabilise ground.
If you are unsure whether your carport is a candidate, our guide on who driveway and carport recolouring suits sets out the honest yes and no cases.
How do you organise a carport job when the owner is abroad?
We organise it from your photos, in English, with someone local holding the keys. You send a wide view of the carport, close-ups of the posts and any cracks or stains, and the rough size; we come back with questions or a quote.
- The car is moved out, or parked elsewhere, by your key holder or property manager
- We confirm water access for cleaning and any gate or urbanisation rules
- Photos of the washing, the repairs, the cut-in and the finished floor are sent to you
- We tell you, per the product data sheet, when the car can go back under the roof
If the villa is let, we fit the work into a gap between guests, so nobody arrives to find the carport taped off. The same approach applies to a second home that stays closed for part of the year.
How is a carport restoration priced?
The square metres are the starting point, then the condition, the amount of cutting in around posts and walls and the access are added in. A carport with eight posts takes more brush work than an open bay of the same size.
The orientative rate per square metre is on our pricing site: price per m². Send photos of your carport for your own quote.
Frequently asked questions
Can you paint a carport floor under a low pergola?
Yes. Low pergolas, reed roofs and canopies are normal on carports and we work under them. Pressure cleaning is planned so the water does not damage the roof materials, and the posts are cut in by brush. If the structure above drips sap or debris, we discuss timing so the fresh coating is not spoiled before it cures.
Do you clean the pergola or carport roof too?
No, our work is the floor. We do not clean, repair or treat pergola timber, reed or cane roofs, canopies or metal structures. It is worth having the roof cleaned or trimmed before the floor is restored, so falling debris does not land on the new finish. We are happy to fit around other trades on the timetable.
Will the colour under the roof match the sunny part?
Freshly applied, the colour is the same across the whole carport. Over time, the sunny entrance will weather faster than the shaded area under the roof, as it did before. Choosing a mid to dark shade makes these differences less visible, and the sunny strip can be recoated later without redoing the whole floor.
Can you paint the parking lines back after recolouring?
No. Painting lines, arrows and bay numbers is not part of our service. We restore the colour of the whole floor. If your carport or bay had markings, plan a line-marking company for afterwards. We can tell you when the surface is ready for them, based on the product data sheet.
My carport is gravel or soil. Can you do it?
No. We only restore existing hard surfaces: concrete, stamped concrete and block paving. Turning a gravel or soil carport into a paved one means building a new surface, which we do not do. If you already have a concrete or paved base under some loose gravel, send photos and we will tell you what we see.
Can you restore just one parking bay?
Yes, a single bay can be restored on its own. Small areas still need the same preparation and two coats, so the cost per square metre can be higher than on a large driveway. Combining a single bay with the path or driveway next to it often makes the visit more worthwhile.
Is carport restoration worth it before renting out the villa?
For a holiday or long-term rental, the carport and driveway appear in listing photos and are what guests see as they arrive. Restoring them improves first impressions without building work. Whether it is worth it for you depends on the condition of the area and your rental plans; we can schedule it between bookings.
What happens with the oil spot where the car always stands?
The area is pressure washed and inspected. Surface oil comes off; oil soaked deep into the concrete may remain and needs extra preparation so the paint bonds. We tell you before starting whether the stain can be dealt with adequately, rather than painting over it and hoping.
How soon can I park under the carport again?
The time before parking depends on the product data sheet and the weather when the coats go on. Shade under a pergola can slow drying compared with the open driveway. We confirm on the day when foot traffic and when the car can return, and if you are abroad we send that information with the final photos.
Do you work on carports in gated urbanisations?
Yes. In gated urbanisations we arrange access with the security gate, the community or your property manager, and follow any rules on working hours. Let us know about access conditions when you send your photos, so the plan takes them into account from the start.
