Driveway sealing Spain: villa driveways washed, repaired and recoloured
We seal and recolour existing driveways in concrete, stamped concrete and block paving by cleaning them, repairing the small defects and applying two coats of synthetic resin paint. The driveway stays where it is; only its tired top layer is renewed.
Send us a photo and the m²What does a driveway refresh in Malaga actually include?
A driveway refresh includes everything between a dirty, faded surface and a finished colour: pressure washing, repairs, cutting in along the edges and two coats of synthetic resin paint. It is the whole system, not just a coat of colour rolled over the dirt.
- Wash. The driveway is pressure cleaned to lift grime, moss, loose particles and whatever staining will shift.
- Repair. Hairline and surface cracks are opened and filled, small potholes and flaking spots are made good, and chipped edges are rebuilt.
- Cut in. Along the gate, kerbs, steps, walls and planters, the first line of colour goes on by brush.
- First coat. The main area is rolled in the chosen colour.
- Second coat. A second coat closes the finish and evens out the tone.
Waiting times between coats and before cars return come from the product data sheet and depend on the weather on the day, so we confirm them on site.
Which driveways are suitable for painting and resealing?
Driveways are suitable when the base is sound and the problems are on the surface. Fading, chalky colour, worn sealer, tyre lanes, small cracks, little potholes and broken edges are all within reach of a restoration.
- Stamped concrete driveways: the paint follows the pattern, so the stone or cobble relief stays visible.
- Plain concrete driveways: they become a clean, single-tone slab that sets off the house.
- Block-paved driveways: the colour covers the blocks and settles into the joints, provided the blocks are firmly bedded.
A driveway that has sunk, cracked right through in several directions or lifted over tree roots is not a candidate. Recolouring hides wear; it does not hold up a failing base. If the ground is moving, that has to be dealt with first, by a specialist in ground or structural work.

Why recolour a driveway instead of replacing it?
Because in most cases the concrete is fine and only the colour has failed. Breaking out a sound driveway means noise, dust, a skip, days of access problems and a large bill, all to arrive at a surface that will fade again in the same sun.
A driveway recolouring keeps the base and the levels you already have, leaves the drainage falls untouched and produces no demolition waste. You go from a faded grey to a deep, uniform colour, and the driveway reads as part of a cared-for villa again. Our blog post on recolouring versus replacing a driveway compares the two routes honestly.
How does it look on a real villa driveway?
On a Marbella villa we restored a grey stamped concrete driveway with a stone pattern that had gone dull and cracked. After washing, filling the cracks and cutting the edges in, it was recoloured to a dark, glossy, even finish all the way to the carport.

The same job included the parking bay under the pergola, which you can read about on our carports and parking bays page, and the area in front of the garage.
Which colour suits a villa driveway?
The colour that suits a villa driveway is the one that ties it to the house and hides everyday dirt. Mid to dark greys, slate tones and warm earth colours generally forgive tyre marks and dust better than pale shades.
Think about the gate, the walls, the roof tiles and the planting around the driveway. We discuss colours with you on photos of the whole frontage, because a driveway seen on its own can look very different once it sits in front of a white villa or a terracotta wall.
Can you handle the work while I am not in Spain?
Yes. You send photos and an approximate size, we answer in English and quote on the pictures, and access is arranged with whoever looks after the property. During the work we send photos of the cleaning, the repairs and the finished colour.
If the villa is let to holidaymakers, we plan the work between bookings so guests never arrive at a half-painted entrance. Our post on what working with us is like from abroad describes each step.
How much does driveway painting cost?
The cost depends on the square metres, the amount of cleaning and repair, the access and the number of edges and steps to cut in. A long, open driveway with few cracks is quicker per metre than a short, broken one with many corners.
The orientative rate per square metre is published on our pricing site: price per m². Our article on what drives the cost of a driveway restoration explains each factor. For your own driveway, photos give us enough to quote.
What is not included in a driveway restoration?
Laying a new driveway, relaying sunken block paving, structural repairs and assessments, and painting lines or markings are not included. We also do not recommend or sell products for you to apply yourself.
If your driveway leads down to a basement garage, the slope needs its own approach; see garage ramp restoration. For a full walkthrough of a driveway project, read our driveway restoration guide.
Frequently asked questions
Is driveway sealing the same as painting?
Not exactly. A clear sealer protects a surface but keeps its current look, faded or not. We apply a pigmented synthetic resin paint in two coats, which both renews the colour and forms a protective layer on top. For a driveway that has already lost its colour, a clear sealer alone would only lock in the faded look.
Can my block-paved driveway be recoloured?
Yes, if the blocks are firmly bedded and level. After pressure cleaning, the paving is recoloured in two coats and the colour goes into the joints as well as over the blocks. Blocks that rock, have sunk or have been lifted by roots need relaying by a paving contractor first, because paint cannot fix movement underneath.
Will the cracks in my driveway come back?
Surface cracks that are cleaned out and filled before painting disappear under the new colour. Whether a crack reappears later depends on what caused it. If the slab is still moving because of ground settlement or roots, the crack line can open again. That is why we look carefully at crack width and pattern on your photos before quoting.
How long does a driveway refresh take?
The length of the job depends on the size of the driveway, how much repair it needs, the weather and the drying times on the product data sheet. We give you a planned schedule once we have seen the surface, and we keep you updated with photos if conditions change on the day and the plan needs adjusting.
Can I still get my car in and out during the work?
On many driveways we can work in halves or sections so a car can still be parked outside, but the area being coated must stay free of traffic until the data sheet allows it. Before we start, we agree with you where vehicles will go and for how long the driveway or part of it must stay closed.
Does the paint make the driveway slippery?
Slip behaviour depends on the product, the texture of the surface and whether it is wet. Stamped concrete keeps its relief under the paint, which helps. We check the product data sheet for slip properties and talk you through it, particularly on sloping driveways, steps or areas next to a pool where people walk barefoot.
Can you remove oil stains before recolouring?
Pressure washing removes much of the surface grime and some staining. Oil that has soaked deep into old concrete may never come out fully, and areas that remain oily need special preparation so the paint can bond. We assess the stains from your photos and on site, and tell you honestly what to expect before work begins.
Do you restore driveways inland as well as on the coast?
Yes. We work across the province of Málaga from our office in Marbella, including inland towns and the hills behind the coast. The first step is the same everywhere: photos, a rough size and the location. We then confirm how the survey and the work can be organised for your property.
Do I need permission to recolour my driveway?
It depends on the municipality and the area. In Málaga city, coating or repairing exterior slabs is a minor work under a declaración responsable, and protected zones can need a licence. For other towns along the coast we have not verified the procedure (to be verified), so please confirm with your ayuntamiento before work begins.
Can you match the colour of my neighbour's driveway?
We can aim for a similar shade if you send us a photo, but colour on a screen and colour on a sunny driveway rarely look identical. Light, texture and the age of the neighbouring surface all change how a colour reads. We discuss options with you and agree the final shade before any paint goes on.
