Driveway restoration company in Malaga for villas, garages and car parks

Faded driveways, garage floors and carports brought back to a deep, even colour without digging anything up.

We restore existing concrete, stamped concrete and block-paved driveways, garage floors, carports, ramps and car parks across the province of Málaga without lifting a single slab. The surface is pressure-cleaned, the small defects are repaired, the edges are cut in by brush and a synthetic resin paint goes on in two coats, so the faded grey you park on today becomes a deep, even colour again.

What exactly do we restore around your home or building?

We restore the outdoor surfaces you drive and park on: the driveway from the gate to the house, the garage floor and its apron, the parking bay under a carport or pergola, the ramp down to a basement garage, the shared garage of a community of owners and the customer car park of a business. Each of these surfaces takes weight, turning tyres and the occasional oil drip, which is why it fades and cracks faster than a terrace.

The materials we work on are the three you find on most Costa del Sol properties: plain concrete, stamped concrete (hormigón impreso) and block paving (adoquín). The job is always a renovation of what is already there. If the surface is sound underneath, there is no reason to break it out.

Why do driveways and garage floors lose their colour?

They lose their colour because the top layer is worn by sun, water and tyres long before the concrete underneath gives up. Strong sunshine bleaches pigments, rain and irrigation water leave lime and dirt behind, and every turn of a steering wheel scuffs the surface in the same spot.

Parking areas suffer more than paths or terraces. Hot tyres can pull at an old coating, oil and brake dust settle where cars stand, and the edges along walls and gates collect leaves and moss. The result is a surface that looks tired and patchy even though it still carries a car without complaint.

That gap between how a driveway looks and how sound it really is explains why recolouring can make sense for your driveway. You keep the base you already paid for and renew only the part that has aged.

How does a driveway look new again without replacing it?

A driveway looks new again because the colour layer is rebuilt on top of a clean, repaired base, not because the concrete itself is replaced. Most driveways that look finished are structurally fine: the pigment has bleached in the sun, the old sealer has worn off where the tyres turn and a few hairline cracks have opened along the joints.

  1. Photos and square metres. You send pictures and an approximate size through the form or WhatsApp.
  2. Survey. We look at the surface, the cracks, the drainage and how vehicles get in and out.
  3. Pressure cleaning. Dirt, moss, loose material and as much staining as will shift are washed off.
  4. Repairs. Cracks, small potholes, spalled patches, open joints and broken edges are filled.
  5. Cutting in. Edges along walls, posts, steps and gates are painted by brush first.
  6. Two coats of colour. Synthetic resin paint is rolled on in two coats for an even, deep finish.

Between the coats and before the first car rolls back on, the waiting times follow the product data sheet for the paint used and the weather on the day. We tell you those times on site rather than quoting a number in advance that may not hold.

The finished surface looks uniform, darker and richer than before, with the stamped pattern or the paving blocks reading clearly again. Faded patches, tyre-darkened lanes and the patchwork of old repairs disappear under one continuous colour.

On stamped concrete the paint follows the texture, so the stone or cobble pattern stays visible and the joints keep their shadow. On block paving the colour covers the blocks and settles into the joints. On plain concrete the result is a clean, single-tone slab that frames the house rather than distracting from it.

A recoloured surface is a new coating, not a new slab. It changes how the driveway looks and protects the top layer; it does not make a weak or sinking base strong again.

Which problems does a restoration solve, and which does it not?

A restoration solves surface problems: fading, chalky or patchy colour, worn sealer, hairline and surface cracks, small potholes, flaking patches, open joints and chipped edges. It also deals with grime and much of the staining that builds up where cars stand.

It does not solve movement in the ground. Painting stamped concrete will not fix subsidence: if the ground is moving, that has to be sorted first. Wide cracks that keep growing, slabs that rock, and areas that hold water because they have sunk are signs for a structural specialist, not for a coat of paint. We do not carry out structural assessments or design work, and we say so plainly when a photo shows this kind of damage.

Clean, repair or replace?Solid base, no sinking?YesNoOnly dirt?Ask an engineer: paint does notfix the groundYesNoCleaningRepair + 2 coats
  • Cleaning alone can be enough when the colour is still there under dirt and moss.
  • Repair plus two coats suits faded, cracked or stained surfaces with a sound base.
  • Replacement is the honest answer when the slab is broken up or the ground has moved.

We also do not paint parking lines or number bays, we do not coat industrial warehouse floors or interior living spaces, and we do not lay new driveways. If you need any of those, it is better to hear it from us at the start.

What did a real driveway and carport restoration in Marbella involve?

On a villa in Marbella we restored a grey stamped concrete driveway with a stone pattern, the parking bay under a reed-roofed pergola and the area in front of the garage. The surface had gone pale and dull, and fine cracks ran through the driveway.

The work followed the same order every time: pressure washing, filling the cracks, cutting the edges in by brush along the posts and walls, the first strips of colour and then the full coats. The end result was a dark, glossy and even surface from the gate up to the carport.

Can you organise it while you are abroad?

Yes, we can handle the whole conversation while you are in the UK, Ireland, Scandinavia or elsewhere. You send photos and measurements, we reply in English, and the quote is based on what the pictures show plus a site check where needed.

  • Communication in English by WhatsApp, email or phone
  • Photo documentation before, during and after the work, sent to you
  • Access arranged with your key holder, gardener, property manager or neighbour
  • Timing planned around guests if the villa is a holiday rental

For rental villas the driveway is often the first thing a guest sees in the listing photos and on arrival. A restored entrance changes that first impression without a building site in front of the house.

What about communal garages and business car parks?

Communal garages and business car parks follow the same technical process, but the organisation is different. In a community of owners, necessary conservation work on common elements is mandatory under article 10.1.a of the Ley de Propiedad Horizontal, and the Junta decides how the cost is shared. We can provide the photos and a clear written scope so the administrator can put it to the owners. Our guide to restoring a communal garage step by step explains the process.

For shops, offices, hotels and rental complexes, the car park usually cannot close for long. We work in sections so that part of the car park stays usable, as described in our guide to refreshing a business car park with minimal downtime. Because we do not paint parking lines, re-marking the bays afterwards is a job for a line-marking firm.

How is the price worked out?

The price is worked out per square metre, then adjusted for the condition of the surface and how easy it is to reach. A clean, sound driveway with a few cracks costs less per metre than a stained, broken-edged ramp behind a narrow gate.

Do you need a permit to restore a driveway or garage floor?

It depends on the municipality and the area. In Málaga city, repairing or coating exterior slabs in gardens, pool areas or common areas is listed as a minor work that goes through a declaración responsable with a municipal fee, although protected areas can require a licence. For Marbella, Estepona, Mijas and the other coastal towns we have not verified the procedure (to be verified).

Depending on the municipality and the area, a declaración responsable or a licence may be needed, so the owner should confirm with the ayuntamiento before work begins. Our guides and blog cover these questions in more detail, and you can contact us with photos at any time.

Frequently asked questions

Do you replace driveways or lay new concrete?

No. We only renovate surfaces that already exist: concrete, stamped concrete and block paving. The work consists of cleaning, repairing small defects and recolouring in two coats of synthetic resin paint. If your driveway is broken up or the ground underneath has moved, a new slab may be the right answer, and that is work for a different kind of contractor.

Which areas of the province do you cover?

Our office is in Marbella and we work across the province of Málaga, from the western Costa del Sol to the city of Málaga and inland towns. Because quotes start from photos, the location rarely changes how we begin. Send your pictures and the town or urbanisation, and we will confirm how we can organise the visit and the work.

Can you restore stamped concrete without losing the pattern?

Yes. The paint is rolled into the texture rather than filling it, so the stone, slate or cobble pattern stays readable after two coats. Cracks are filled before painting and the edges are cut in by brush. On the Marbella villa we restored, the stone-pattern driveway kept its relief and came out in a dark, even, glossy tone.

Will the new colour hide oil stains on the garage apron?

Pressure cleaning removes surface grime and some staining, but deep oil that has soaked into old concrete may not come out completely. We look at the stains on your photos and on site and tell you what we expect. Paint adhesion over oily patches needs proper preparation, so heavily contaminated areas are discussed before any colour goes on.

How long before I can drive on the restored driveway again?

The waiting time depends on the paint used, the temperature and the humidity, and it is set by the product data sheet. We do not quote a fixed number in advance because it changes with conditions. On the day, we tell you when foot traffic and when vehicles can go back on, and we can plan the work around your parking needs.

Do you paint parking lines or number the bays?

No. Line marking and bay numbering are not part of our service. We restore the colour of the whole surface. In a community garage or a business car park, the lines and numbers will need to be redone afterwards by a specialist line-marking company, and it is worth booking them in advance so the car park is ready to use quickly.

Can I get a quote without being in Spain?

Yes. Send photos of the whole surface, a few close-ups of cracks or stains and an approximate size in square metres by the contact form or WhatsApp. We reply in English with questions or a quote. Where a site check is needed, we can arrange access with your key holder, property manager or a neighbour you trust.

What colours can a driveway be recoloured in?

The colour range depends on the synthetic resin paint chosen for the job. Darker greys and earth tones tend to hide tyre marks and dust better on a driveway than very light shades. We discuss options with you using photos of the house, the gate and the garden, so the driveway matches the property rather than standing out on its own.

Do you work on block paving as well as concrete?

Yes. Block paving is cleaned, the joints and edges are checked and the surface can then be recoloured in two coats like concrete. The colour covers the blocks and goes into the joints. If blocks have sunk, rocked loose or lifted because of roots, they need relaying first, and that is outside the scope of a recolouring job.

Is the restoration suitable for a garage ramp?

Usually, yes. Ramps take braking and turning forces, so the surface preparation and the edges matter even more. Grip is an important question on a slope, and the behaviour of the finish has to be checked against the product data sheet before we start. We explain the options for your ramp once we have seen photos of it.

Can a community of owners hire you directly?

Yes. We work with presidents and administrators of comunidades de propietarios. We provide photos, a written scope and a quote that can be put to the owners. Under article 10.1.a of the Ley de Propiedad Horizontal, necessary conservation of common elements is mandatory, and the Junta then agrees how the cost is divided among owners.

Can a business car park stay open during the work?

Often partly, yes. We divide the car park into sections and restore them one after another, so some bays remain usable while others are being cleaned, repaired or painted. How many sections and in what order depends on the layout and the entrances. We agree the plan with you in advance so customers and staff know where to park.

Can you promise how long the paint will last?

We do not give promises about lifespan. How a coating ages depends on the product, the preparation, the traffic, the sun and how the surface is maintained, and durability figures belong to the product data sheet. What we can tell you is exactly how we prepare and apply the system, and we document each step with photos so you can see it.

What happens to the wash water and paint waste?

Wash water and paint residues must not simply be sent down the drain. In Málaga city, the sewer regulation bans discharging paints, pigments and water-immiscible solvents that normal treatment cannot remove. We plan how the water and residues are handled on each site, and a restoration without demolition produces no rubble to take away.

Do you repair cracks before painting?

Yes, always. Paint alone over an open crack would show the line again and let water in. Cracks are cleaned out and filled, small potholes and flaking patches are repaired, and broken edges are rebuilt before the first coat. If a crack is wide, keeps growing or comes with sinking, we tell you it needs a structural look instead.

Is it worth restoring a driveway before selling a villa?

For many sellers it is a sensible step, because the driveway frames the photos and the first impression of a viewing. A restored entrance looks cared for without the cost and mess of replacement. Whether it pays off for your sale depends on your property and the market, so treat it as one of several presentation choices rather than a sure return.

Do I have to be at home on the day?

No. You can be abroad during the work. We need safe access to the surface, water for cleaning, cars moved off the area and a contact person if something unexpected comes up. We send photos at each stage, so you see the cleaning, the repairs and the finished colour even if you are hundreds of kilometres away.

What do I need to send for an accurate quote?

Send a wide photo of the whole surface, close-ups of cracks, stains and edges, and a rough size in square metres. Tell us the town or urbanisation, whether vehicles need to keep using the area and whether there are steps, ramps or posts. The more the pictures show, the fewer surprises there are when we come to survey.

Is the price the same for every surface?

No. The price starts from the area and is adjusted for condition and access. A heavily stained ramp, a driveway with many cracks or a carport full of posts takes more preparation and cutting in than an open, clean slab. Our orientative price per square metre is published on our pricing sister site, and your quote is based on your own photos.

Does the restored surface need special maintenance?

Regular sweeping, rinsing with water and cleaning up oil drips quickly keep the colour looking good for longer. Avoid harsh solvents and aggressive cleaning on the coating unless the product data sheet allows them. When the colour eventually wears where cars turn, the area can be cleaned and recoated again rather than replaced.
