Faded, dull stamped concrete driveway before the renovation (Marbella)

What really affects the cost of restoring a driveway or garage floor?

Cost & pricing ·

The cost of restoring a driveway or garage floor is driven by five things: the square metres, the condition of the surface, the access, the amount of edge work and any phasing needed to keep vehicles moving. Two driveways of the same size can be priced quite differently once these are taken into account.

Why is the price quoted per square metre?

The price is quoted per square metre because most of the work, from washing to the two coats, scales with the area. A larger driveway needs more water, more paint and more time with the roller. That makes the area the fairest starting point for any quote.

Our pricing site publishes an orientative rate per square metre that covers cleaning, crack repair and two coats: see the price per m². Everything below explains why your final figure may sit above or below a simple multiplication.

How much does the condition of the surface matter?

Condition matters more than anything after the area. A driveway that only needs washing and a few hairline cracks filled moves quickly to the painting stage. One with many cracks, potholes, spalled patches, broken edges or a flaking old coating needs much more time before any colour goes on.

  • Light: faded colour, dirt, a few fine cracks
  • Moderate: oil stains, several cracks, chipped edges at the gate or garage
  • Heavy: widespread cracking, small potholes, old coating that must be removed

Surfaces with structural problems, such as sinking or wide growing cracks, are not priced as a restoration at all, because paint will not solve them.

Why do access and phasing change the price?

Access and phasing change the price because they add time without adding square metres. A steep hillside drive behind a narrow gate, no water supply near the work, or a car park that must stay open all slow the job down.

In a business car park or a communal garage, the surface is often treated in zones so vehicles can keep moving. Each zone means setting up barriers, closing, treating and reopening, which costs more than doing the whole area in one go, even though the area is the same.

Do edges, posts and steps really make a difference?

Yes. Every edge along a wall, post, step, planter or gate track is cut in by brush before the open area is rolled. On an open driveway that is a small part of the work; on a carport with many pergola posts, it can be a large one.

A neat line where the floor meets the structure is what makes a restoration look professional, so this is not where you want a contractor to save time.

What does a fair quote include?

A fair quote describes the preparation, the repairs, the cut-in, the number of coats and the exclusions, not just a total. If a quote is mostly about paint and barely mentions cleaning or repair, ask what is really included.

  • Areas covered and approximate square metres
  • Cleaning method and what happens to the wash water
  • Which defects will be repaired
  • Number of coats and the type of paint
  • Exclusions, such as line marking or structural work
  • VAT shown clearly, as Spanish law requires when prices are given

Our checklist on how to choose a driveway restoration contractor goes into the questions to ask in more detail.

How can you get an accurate quote from abroad?

Send good photos and a rough measurement. A wide picture of the whole surface, close-ups of cracks, stains and edges, and a few shots of the access tell a contractor most of what affects the price.

Mention whether vehicles must keep using the area, whether there are ramps or steps, and the town or urbanisation. You can request your own figure through our pricing site's quote page, or send photos straight to us for a driveway restoration or garage floor quote.

What about VAT on a driveway restoration?

VAT is added to the price and the rate depends on the property and the conditions in the VAT law. For renovation of dwellings, a reduced rate can apply when the client is a private individual using the home privately, the building is old enough and materials stay below a set share of the price.

Whether that reduced rate also covers annexes such as garages, driveways and access areas has not been verified (to be verified). Ask your tax adviser before assuming it applies.

Frequently asked questions

Why can't you give me a price without photos?

Because condition, access and edge work vary so much that a price based on area alone could be far off. Photos show cracks, stains, posts, steps and access in seconds. With them, the quote reflects your surface rather than an average one, which avoids unpleasant surprises for both sides.

Is a small area cheaper per square metre?

Usually not. Setting up, washing, repairing and cutting in take a certain amount of time regardless of size, so small areas often cost more per square metre than large ones. Combining a small parking bay with an adjoining path or driveway can make the visit more efficient.

Does the colour I choose change the price?

In most cases the colour does not change the price much. What can matter is a big change of tone, especially from dark to light, if it needs more care for even coverage. We mention it in the quote if your colour choice affects the work.

Are repairs included in the price per square metre?

The orientative rate on our pricing site includes cleaning, crack repair and two coats. More extensive repairs, removal of old coatings or work in difficult access can change the final figure. Your quote lists what is included so you can compare it properly.

Will phasing my car park cost more?

Usually somewhat, because each phase needs setting up, closing and reopening. The trade-off is that your business keeps operating. We propose a zone plan and explain how it affects the price, so you can choose between fewer, larger closures and more, smaller ones.

Is it cheaper to restore the driveway and garage floor together?

Doing several areas in one visit is generally more efficient than separate visits, because set-up, cleaning and travel happen once. It also gives one consistent colour. Whether the saving is significant depends on the sizes involved, and we show it in the quote.

Can I get a cheaper price by doing the cleaning myself?

It is possible in theory, but preparation is where most coating failures start, so we prefer to control the cleaning ourselves. A surface that looks clean may still carry dust, oil or loose material. Paying for proper preparation is better value than repainting a peeling floor.

Does the price include moving furniture and cars?

We need the area clear when we arrive. Moving cars and large items is normally arranged by the owner, property manager or community. If that is not possible, tell us when you request a quote and we can discuss it.

Why do quotes from different contractors vary so much?

Different preparation, different products, different numbers of coats and different exclusions. A low quote might skip repairs or offer one coat. Compare what each one includes line by line before comparing totals, and ask how they handle cracks, stains and edges.

Can the price change after the survey?

If the survey reveals something the photos did not show, such as hidden damage under dirt or a coating that turns out to be loose, the scope and price may need adjusting. We tell you before any extra work, never after.
