Stamped concrete driveway with the cracks filled before recolouring (Marbella)

Looking after a recoloured driveway, carport or garage floor

A recoloured driveway or garage floor stays looking good with regular sweeping, an occasional rinse, quick attention to oil drips and a check of the busiest areas each season. When the colour eventually wears where cars turn, the worn areas can be cleaned and recoated instead of starting again.

What is the simplest routine for a recoloured driveway?

The simplest routine is a regular sweep and an occasional rinse with water. Grit and sand act like sandpaper under tyres, so removing them slows wear more than anything else you can do.

  • Sweep leaves, sand and grit, especially from turning areas and the garage apron
  • Rinse with water to lift dust and pollen
  • Use only cleaning products and methods the coating's data sheet allows
  • Avoid strong solvents and aggressive scrubbing on the coating

If you are not on the property for long periods, ask your gardener, cleaner or property manager to include the driveway in their routine. A few minutes regularly makes a visible difference.

What should you do about oil and fuel drips?

Deal with them quickly. Fresh drips sit on top of a sound coating and can be wiped or cleaned away; left for weeks, they can stain and, on bare or worn patches, soak into the concrete.

If a car leaks regularly, a drip tray under the engine while it is parked protects the floor until the leak is fixed. This matters most in garages and carports, where the same car stands in the same place every day.

Never wash oil, fuel or solvent residues into the drain. In Málaga city, the sanitation regulation bans discharging such substances into the sewer; other municipalities have their own rules.

Which areas should you check each season?

Check the places where wear concentrates: turning areas, the garage apron, the entrance from the street, the top and bottom of any ramp, edges along walls and posts, and the area around drains.

AreaWhat to look forWhat it may mean
Turning areasDull or thinning colourNormal wear; recoat when needed
Garage apronLifting where the car standsBond problem; get it checked
Ramp transitionsChips at the edgeImpact wear; repair before it spreads
Edges and postsPaint lifting at the lineWater or movement at the junction
Around drainsStaining, moss, standing waterDrainage needs clearing

If you see lifting, blistering or flaking rather than gradual dulling, that is a coating problem rather than wear. Our guide on tyre marks and peeling explains the difference.

How does water affect a recoloured surface?

Water that runs off quickly does little harm; water that sits does. Ponding, constant irrigation overspray and blocked channels keep the surface wet, encourage algae and leave lime and dirt marks as they dry.

Keep drains and channels clear, adjust sprinklers so they water the garden rather than the driveway, and look at the bottom of ramps after heavy rain. A restoration does not change the falls of a surface, so if water always gathers in one place, that place will age faster.

How can absent owners keep an eye on the surface?

Absent owners can keep an eye on it through photos. Ask whoever looks after the villa to send a few pictures of the driveway, the apron and any ramp at the start and end of each season, taken from the same spots each time.

Comparing those photos side by side shows gradual fading, new stains or a lifting edge long before a guest or a buyer notices. It also gives a contractor the evidence needed to quote a recoat without a separate visit. For rental villas, a quick check before the busy season avoids an entrance that looks tired in the first holiday photos of the year.

When does a recoloured driveway need recoating?

It needs recoating when the colour has visibly worn in the busy areas and the surface starts to look patchy again. How soon that happens depends on the product, the sun, the traffic and the care the surface receives; the product data sheet is the reference, not a general rule.

Recoating is lighter work than the first restoration. The surface is cleaned, any small new defects are repaired and fresh colour is applied, usually concentrating on the worn areas or recoating the whole surface for an even tone. Our driveway restoration service and garage floor painting pages describe the work.

Are carports and communal garages maintained differently?

The principles are the same, but the details differ. Under a carport, leaves, pollen and sap from the pergola above settle on the floor, so sweeping matters more; see our carports and parking bays page.

In a communal garage, maintenance is a matter for the community. A cleaning routine agreed by the administrator, signs asking residents to report leaks, and a yearly look at the ramp and lanes keep the floor in good condition. Our communal garage service explains how communities organise the work.

What should you avoid on a recoloured surface?

Avoid what wears or attacks the coating: harsh solvents, aggressive scraping, dragging heavy objects, and parking on fresh coats before the data sheet allows it.

  • Dragging skips, planters or furniture across the surface
  • Metal-tracked machinery or loaded pallets without protection
  • Cleaning products the data sheet does not allow
  • Leaving oil, fuel or brake fluid drips to dry in

Frequently asked questions

Can I pressure wash a recoloured driveway?

Gentle cleaning with water is usually fine, but a powerful jet held close to the surface can damage any coating. Follow the product data sheet for cleaning methods and keep the nozzle at a sensible distance. Regular sweeping and rinsing often make strong pressure washing unnecessary.

What should I use to clean a painted garage floor?

Use water and cleaning methods that the coating's data sheet allows. We do not recommend specific products. Avoid strong solvents and aggressive chemicals unless the data sheet says they are compatible. Sweeping and mopping regularly keep most garage floors in good order.

How often should a recoloured driveway be swept?

As often as grit and leaves build up. Driveways under trees or next to sandy areas need it more often. There is no fixed schedule; the aim is to remove abrasive material before tyres grind it into the surface. A property manager can include it in the routine when you are away.

My carport floor has sap stains from the pergola. What can I do?

Remove sap and debris promptly with gentle cleaning that the data sheet allows. Long-term, trimming or treating the pergola material reduces how much falls onto the floor. Where sap has stained the coating, the area may need recoating at the next maintenance visit.

Can the worn turning area be recoated on its own?

Yes, worn areas can be cleaned and recoated without redoing the whole surface. The new colour may look slightly fresher than the surrounding coating at first. Recoating to a natural edge or doing the whole surface gives a more even finish, and we can advise which suits your driveway.

Does a recoloured surface need a protective top coat later?

That depends on the coating system and its data sheet. Some systems are designed to be refreshed with another colour coat; others may allow a different maintenance coat. We follow the data sheet of the product used rather than adding layers that were not designed to work together.

What should I do if the coating starts to peel?

Stop driving on the affected spot if possible, photograph it and ask your contractor to look at it. Peeling means the bond has failed, and the cause should be found before any patching. Covering it with more paint without preparation usually leads to the same failure again.

Can weeds grow through a recoloured block-paved driveway?

Recolouring covers the blocks and the joints, but it does not stop roots from below or seeds settling in joints that open up over time. Sweeping and pulling young weeds early keep the joints tidy. Large roots lifting blocks are a separate problem that needs a paving contractor.

Does sun damage a recoloured driveway?

Strong sun gradually affects all exterior coatings, which is one reason colours fade over time. The rate depends on the product and the colour chosen, and the data sheet is the reference. Shaded and sunny parts of the same driveway may age at different rates.

Who looks after maintenance in a communal garage?

The community of owners, through its president and administrator, organises cleaning and maintenance of common elements. Agreeing a simple routine, asking residents to report leaks and checking the ramp periodically help keep the restored floor in good condition. Recoating worn lanes is a conservation matter the administrator can plan in advance.
