Faded, dull stamped concrete driveway before the renovation (Marbella)

The worries owners have before booking, and straight answers to them

Problems & objections ·

The main concerns before booking are whether the paint will peel, whether it will be slippery, what happens if damage is hidden under the dirt, how it works when the owner is abroad and how long the area will be out of use. Each has a clear answer, and some have honest limits.

Will the paint peel off after a few months?

Peeling is a real risk, and it almost always comes from preparation or from traffic returning too early. Paint that sits on dust, oil, a weak surface or an old coating that is letting go will lift with whatever it is attached to.

That is why we spend so much of each job on cleaning, removing anything loose, repairing and letting the surface dry before colour goes on, and why we keep cars off until the product data sheet allows. Our guide on tyre marks and peeling explains the causes in detail.

No honest contractor can promise a coating will never peel. What they can do is explain exactly how they prepare the surface and let you see it in photos.

Will a painted driveway or ramp be slippery?

It depends on the product, the texture of the surface and the slope. Stamped concrete and block paving keep much of their texture under paint; smooth concrete starts with less. On ramps and near pools, slip behaviour deserves a specific conversation.

We look at the slip information on the product data sheet before choosing the system for a garage ramp or a sloping driveway, and we explain what it means for your surface. We do not make claims the data sheet does not support.

What if the dirt is hiding worse damage?

Sometimes it is. Washing can reveal cracks, holes or loose old coating that photos did not show. When that happens, we stop, show you photos and explain what we found before doing anything outside the agreed scope.

Small surprises, such as an extra crack or a patch of old paint that turns out to be loose, are usually easy to add to the work. You decide, with photos in front of you, whether to include them.

If the damage is structural, such as sinking or wide cracks that keep growing, we tell you that a restoration is not the right answer and that a specialist should look at it first.

How can I trust work done while I am not there?

Through clear communication and photo documentation. You receive photos of the surface before we start, during cleaning and repair, after the cut-in and when the second coat is finished. Messages are in English, by WhatsApp or email.

Access is arranged with a key holder, property manager or neighbour you choose. Our post on what working with us is like walks through the process from first message to finished surface.

How long will I be without my driveway or car park?

The time without use depends on the size, repairs, weather and the curing times on the product data sheet. We do not give a fixed figure in advance, because conditions on the day change it.

What we can do is plan around it. On a driveway, we can often work in sections so a car can be parked nearby. In a business car park, we divide the space into zones so customers keep parking.

What about permits and neighbours?

Permits depend on the municipality. In Málaga city, repairing or coating exterior slabs is generally a minor work under a declaración responsable; protected zones may need a licence. Elsewhere on the coast the local rules are still to be verified on our side, so your town hall has the final word before work starts.

Neighbours are mostly affected by pressure-washing noise and spray. Telling them in advance and agreeing working times avoids friction, especially in urbanisations with community rules.

What will not be included?

Line marking and bay numbering, structural work, new surfaces, drainage repairs, wall painting and interior floors are not included. Knowing this before booking avoids disappointment.

If your project needs one of those, plan the other contractor alongside ours. For garage floors, remember that walls and doors are left to a painter.

Frequently asked questions

What happens if the paint peels after the work?

Contact us with photos as soon as you notice it. Peeling has a cause, such as moisture, contamination or early traffic, and the cause must be identified before any repair. We look at what happened and discuss the right next step with you rather than simply painting over the problem.

Can I see the products you use before booking?

We can tell you the type of system, a synthetic resin paint applied in two coats, and show you the relevant information from its technical data sheet, including drying, curing and slip information. We do not name or promote brands on our website.

Do you take a deposit?

Payment terms are set out in the quote, so you can see them clearly before agreeing to anything. If anything about the terms is unclear, ask us before booking. We would rather answer questions at the start than have misunderstandings later.

What if I do not like the colour once it is on?

That is why we agree the colour carefully beforehand, using photos of your house and surroundings. Changing the colour afterwards means another coat, which is extra work. If you are unsure, we can discuss samples or how the shade looks on similar surfaces before starting.

Will there be paint on my walls and gate?

Edges are cut in by brush and masked where needed so paint stays on the floor. Careful cutting in is part of every job, and it is one of the things you will see in the progress photos. If something does get marked, we deal with it before we finish.

Can the work be cancelled if the weather turns?

Work is rescheduled rather than forced if rain, cold or high humidity would compromise the result. We keep you informed and agree a new date. Coating a surface in poor conditions to keep to a date would not be in your interest.

Do you leave the site clean?

Yes. Masking is removed, materials are taken away and wash water and paint residues are handled so they do not go into the drains. Because there is no demolition, there is no rubble or skip to deal with afterwards. The final photos show the area as we leave it, so you can check it yourself from abroad.

What if my neighbours complain about the noise?

Pressure washing is the noisiest part and is limited in time. We follow local working-hour rules and urbanisation regulations, and it helps if you let neighbours know in advance. Rolling paint is quiet. If a specific time is sensitive, tell us and we will plan around it.

Will someone speak English with my property manager?

Yes, and Spanish too. We communicate with you in English and can coordinate with your property manager, gardener or key holder in English or Spanish, whichever suits them. You stay copied on the key messages and receive the photos, so nothing important is decided without you knowing about it.

Can I change the scope after booking?

Yes, as long as we agree it before the work in question starts. Adding the garage apron or a path, for example, is usually simple to include. Any change to the scope and price is confirmed in writing before we do the extra work.
